During the process of acceptance of Turkey to European Union, the Turkish Housing Market has witnessed significant opportunities under changing economic conditions towards global competitiveness. Because of the ever increasing of private housing demand, it was the housing market that drove the rapid growth of real estate market as well as the national economy of Turkey. The main objective of this project is to evaluate the impact of the scheme on real estate development activities in the country as a whole and propose "A New Approach for the Contribution of Preparation, Adaptation, and lmprovement Studies During the Transition Process of Mortgage System". This project examines the main causes of these fundamental changes and how they would impact on the structure and performance of the sector while adding a new point of view to the Mortgage System by satisfying the needs of the Turkish Property Sector and Housing Market. A questionnaire survey, which was administered to the construction organizations and real estate agencies in the property sector, has been used in conducting the survey. By analyzing development potentials and prospects of the market towards the long-term sustainable development, the project indicates the major steps to be taken during the preparation, adaptation, and improvement processes considering the global competitiveness.
